With a large 15 sq.m terrace and barbecue area, our 3 bedroom house (internal space ca 140 sq.m.) offers unbeatable views in a secluded, peaceful village location, yet only 10 minutes drive from beaches and watersports, bars and restaurants. Surrounded by a large garden with fruit trees : oranges, lemons, kiwis, figs and vines, this light and spacious property makes a wonderful holiday home . Open plan living area, 2 bathrooms, fully fitted kitchen, 2 double bedrooms, third bedroom with twin bunk beds. The house is located 10 minutes drive from the nearest banks, shops, cafes, restaurants, waterfront with watersports and beaches. The nearest small supermarket is 5 mins drive from the house. . Completely renovated in 2009, the property has absolutely stunning sea, forest and mountain views across Herceg Novi and the entrance of the Bay of Kotor. It is located 40 minutes drive from Dubrovnik Cilipi airport in Croatia (Easyjet, British Airways and Thomson) and 40 minutes drive from Tivat International Airport in Montenegro (Montenegrin Airlines fly from Gatwick). The house is equipped with Satellite TV, internet and telephone, DVD & CD player, books, magazines, selection of recent DVDs, bed linen, towels, everything you need for a relaxed holiday. Private parking.

 

CHANGE OVER DAY

Sundays during July and August . During the remainder of the year we can be more flexible.

ACCOMMODATION :

Bedrooms : Bedroom 1 : with double bed, sea/bay views

  Bedroom 2 : with double bed, ensuite. Forest and mountain views

  Bedroom 3 : with twin bunk beds and sea/bay views

  Baby Cot available

Bathrooms : Two Bathrooms - one with bath and one with shower cabin, sink and WC.

Kitchen : Open plan to living area. Dishwasher, stove, oven, coffee maker, toaster, kettle, microwave, washing machine, fridge/freezer

Living room & dining area : Open plan to kitchen. , book shelves with selection of books and DVDs, coffee table, sofa bed (sleeps 2), rug and modern wood burning stove. Dining table and chairs. TV and DVD.

Other : There are 2 other external dining areas : on the terrace just outside the lounge and by the barbecue area, both with beautiful views. One WC on the ground floor located off the entrance hallway.

Cleaning/towels Towels, bath towels, bed linen included. For hygiene reasons we do not supply baby cot linen. Please bring your own.

Linen/maid service  Cleaning done upon departure. Mid let cleaning / linen change can be arranged for an extra fee.

Notes on accommodation

This newly refurbished house boasting breathtaking views would be perfect for families with children, however, with it’s tucked away position anybody looking for peace, tranquillity and privacy would also find it ideal.

Accessibility

Due to the stairs to the house and the hilly location, unfortunately not suitable for wheelchairs or those with mobility difficulties.

Transport

We highly recommend a rental car for this location. However, if you do not wish to drive during your holiday we can organise airport transfers, and there is an excellent 24/7 taxi service which can take you to the centre of the Old Town or nearby beaches for just a few Euros. Alternatively if you wish to relax at the house for part of your stay and then explore further afield we can organise a rental car to be delivered to the house (minimum rental 3 days in summer season).

Sun all day long S/E exposition, lovely sunrises and sunsets. Star gazing.

Activities available in Herceg Novi : scuba-diving, snorkelling, fishing, jet-skiing, mountain bike, kayak and boat hire, excursions, hiking. White water rafting along the Tara Canyon is 3 ½ hours drive away and can be enjoyed as a 1, 2 or 3 day trip. Local tour agencies offer inclusive trips to the Canyon. Herceg Novi is over 600 years old and full of historical sights and stunning views within easy reach. There are several banks in the town and ATM banking is available. Currency : Euros. Most major credit cards accepted although it is wise to always carry cash as many retailers still do not accept credit cards.

Coast/Beach : Herceg Novi beaches and the Herceg Novi Marina/sea front promenade 3 kilometres (5-10 min drive) nearest Marina/beach etc is in Igalo, 2 km from us.

Skiing : The nearest ski resorts at Zabljak and Kolasin are 4 hours drive, however a new mountain road which is due to open in late 2010 will reduce the driving time to 2.5 hours.

Travel : Dubrovnik Airport ca 28 km away, 30 minute drive. Also Tivat Airport further south, ca 1 hour

Distances : Herceg Novi 4km / Dubrovnik Town : 45km / Budva : 45km / Perast :20km

Herceg Novi is a small , beautiful town with everything you need : supermarkets, market with fresh local produce, boutique shops etc…

This historic town with its delightful old town (church and ancient fort) and picturesque harbour and sea front with beaches offers a great range of cafes/bars and superb restaurants. The famous UNESCO protected wall town of Kotor is just a 40 min drive away with beautiful and historic Perast with its magnificent views on the way.

BOOKING NOTES

20 % deposit (non refundable) is required to secure the booking and the remainder should be paid 8 weeks before the start of the letting period. A refundable deposit of 150 Euros in cash is required on arrival to cover breakages.
